The Mountain Falls Luxury Motorcoach Resort is restricted to only CLASS A motor coaches (flat-front, non-truck/semi style) with a minimum length of 26 feet. All coaches occupying sites at Mountain Falls must be clean and in good repair upon arrival, and must remain as such for the duration of any stay.

Note: all incoming rental or guest coaches greater than 10 years old must be approved by resort management prior to arrival, and will be inspected for suitability to occupy sites by the Resort Welcome Attendant prior to escorting the coach to its site. Coaches which have been deemed unsuitable for this resort due to condition or age, or are likely to cause damage to a site, will be denied accommodations.

Please send photos and details of any coaches older than 10 years to our hospitality team via e-mail, at least three (3) days prior to arrival, to confirm approval and finalize booking.
Sites are reserved but NOT GUARANTEED. The Mountain Falls Resort, including all of its common areas and independent lots, is fully owned by its Members. Each lot is individually-owned and subject to sale and/or being removed from the rental pool. In the unlikely event the lot you select becomes unavailable for any reason, you will be notified as soon as possible to discuss a suitable replacement to relocate you (before or during your stay). Management reserves the right to relocate guests at its sole discretion as needed.
All rates include our access-controlled community, full hookups, Wi-Fi, 2 community pools/spas, 2 laundry facilities, 2 Bath Houses, 9 hole executive golf course, 8 pickleball courts, golf course, clubhouse, bocce ball, fitness center, yoga/exercise room, meeting room, bocce ball court, trailer storage (additional fees apply), and dog park. Some amenities may be weather-dependent and may not be available year-round (contact us with any questions). We are a handicap accessible resort. The clubhouse is not a staffed facility and is used for POA events; there is no restaurant on site, though there are many nearby. Due to accounting requirements, CASH IS NOT ACCEPTED FOR RESERVATION PAYMENTS; remaining balances must be charged to the card on file at the initial time of reservation or a new card added upon arrival.

Please note: rental rates may be subject to change. Ridge Sites do NOT include use of Coach Cottage, if present on lot. All sites are privately owned; rental guests may be asked to refrain from using certain site-specific amenities such as fireplaces, grills, kitchens, entertainment cabinetry, etc. Please also note that during non-peak/winter months, many sites may be winterized and certain amenities may not be available as a result (such as kitchen sinks). Please review rental lot description on-line to determine any specific amenity exclusions for the lot you select.

All guests must be escorted to their lots by a Resort representative. For safety, insurance compliance, and general convenience of our residents, we do not park guests after-hours. Guests arriving after check-in are invited to wait in our receiving area until the office opens at 8:30am and a representative can assist with check-in and provide an escort to your site. Please be sure to communicate with the Resort staff in advance so we can coordinate your arrival plans and details!

For reservations made online after 4PM for arrival on the same day, the office may not acknowledge the reservation the same day. Please note: Audio and/or video surveillance is in use throughout the resort.
A deposit of 50% is required at time of booking, and the balance is due upon arrival. If booking is 30 days or less before your arrival, the entire reservation amount is due at time of booking. We encourage you to pay in full prior to your arrival using our on-line payment process to speed up your check-in process.
Please let us know as soon as possible if you need to cancel your reservation!

If a reservation is canceled at least 31 days prior to your scheduled arrival, the initial 50% deposit will be refunded, or total refund if payment was made in full.

A cancellation notification of less than 30 days will result in a forfeit of your 50% deposit.

A cancellation which occurs within 10 days of your arrival will result in a forfeit of your total rental fee, and any unpaid balance will be immediately charged against the card on file upon cancellation.

No refunds are given for early departure.
2024 Pricing: $20/day + $50 total in and out fee ($25 in/$25 out)

Space is extremely limited; please be sure to call in advance to confirm availability before arriving!

Note: no trailers/dollies of any type may be kept on your rental site.

When you arrive at the Resort you will be instructed to drop your trailer in the designated trailer staging area located at the Clubhouse Parking Lot. You will be provided a tag at check in. We request that you provide the office with a 48 hour notice (or upon check in for shorter stays) to schedule delivery of your trailer to the staging area for hook up to your coach. Weekend departures will be staged Friday afternoon.
All pets must be registered and proof of current pet vaccination records may be required. Please note, other than certified service animals, pets are not allowed in the clubhouse or pool areas. Pets must be kept on a leash at all times except in the dog park. Pet owners are responsible for promptly picking up after their pets.
Golf carts are available to rent on a first come/first serve basis; please contact the Resort staff for assistance securing one for your stay.
Please note that the Mountain Falls Resort is located in the Blue Ridge Mountains. While fully DOT compliant, the roads leading to the resort may be narrower, contain more curves, and fewer street lights than you are accustomed to. The weather patterns in the mountains can vary often producing fog and rain. The recent road improvements to Highway 64 leading to our resort from the East has greatly improved access to the resort and is the preferred route. Our owners and guests who have enjoyed the resort for years know the secret is to keep it slow and steady on the short section of the two-lane Highway leading up to the resort. Even If you are not accustomed to the driving in the mountains, it will all be worth your while once you arrive!
DAMAGE AND/OR THEFT OF RESORT PROPERTY: You are liable for any damage caused (whether by the deliberant, negligence, or reckless act to the lot(s), resorts premises or property caused by you or any person in your party whether or not staying at the resort during your stay. Mountain Falls Luxury Motorcoach Resort reserves the right to retain your credit card and/or debit card details as presented at registration and charge the credit/debit in such amounts as it shall in its sole discretion deem necessary to compensate or make good the cost or expenses incurred or suffered be Mountain Falls Luxury Motorcoach Resort as a result of the aforesaid. Should this damage come to light after the guest has departed, we reserve the right and you hereby authorize us to charge your credit or debit card for any damage incurred to the lot or the Resort property during your stay, including and without limitation for all property damage, missing or damaged items, cleaning fee, guest compensation, etc. We will make every effort to keep any costs that the guest would incur to a minimum.
